Marketing your Property & Preparing the Tenancy
Upon receiving your instruction we will market your property to prospective tenants through the use of window displays in or offices at Newport & Shifnal, on our own website and on:
In addition to this we have an extensive mailing list of people looking for property and local advertising can be carried out in the Newport & Market Drayton Advertiser, Telford Journal, Express and Star, Stafford Newsletter and Bridgnorth Journal within an agreed budget.
DAVIES White & Perry will accompany all viewings and all of our tenants are referenced through an external company in order to protect landlords from fraudulent applications, a service that can be extended to include a rent protection warranty.
In accordance with government regulations DAVIES White & Perry are licensed to hold deposits on behalf of the landlord in the tenancy deposit scheme. We produce a Royal Institute of Chartered Surveyors (RICS) Assured Shorthold Tenancy Agreement for a minimum period of 6 months which includes an inventory of contents.
Fees
DAVIES White & Perry offer the following residential letting services:
Non-management Service - For a single arrangement free of £350+VAT.
Includes marketing and advertising of the property in order to find a tenant, arranging references, and the drawing up of a RICS Assured Shorthold Tenancy Agreement to be signed along with collection of the deposit and the first months rent.
Full management Service - For an arrangement fee of £350+VAT in addition to 10% + VAT of each months rent thereafter.
Includes marketing and advertising of the property in order to find a tenant, arranging references and the drawing up of a RICS Assured Shorthold Tenancy Agreement to be signed along with collection of the deposit which we hold under the Tenancy Deposit Scheme. As the managing agents we will deal with any queries or repairs as they arise (up to a maximum cost agreed with you beforehand), ensure annual gas/electrical safety checks are carried out and certified, we will also collect the rent and account to you.
Energy Performance Certificate (EPC)
All residential properties that become available for Sale or Rent are required to have an Energy Performance Certificate (EPC). DAVIES White & Perry will be pleased to arrange for an accredited Domestic Energy Assessor to visit your property and prepare an EPC.
What is an EPC?
EPCs look similar to the energy labels found on domestic appliances such as fridges and washing machines. The energy efficiency and environmental impact of your property will be rated on a scale from A-G (where A is the most efficient and G the least efficient). Current running costs for heating, hot water and lighting will also be shown on the certificate, together with a list of recommended energy saving improvements.
When do I get an EPC?
DAVIES White & Perry can arrange for an EPC to be done as soon as the property becomes available for Sale or Rent as if you don’t have a valid EPC you could be fined £200. The EPC will remain valid for 10 years.
What can I do to make my energy rating as good as possible?
- Insulating your property is the most cost effective measure you can take. In most cases cavity wall insulation is straightforward, inexpensive and hassle-free. Installing new loft insulation in most properties is an easy DIY job and should be done to a depth of 270mm.
- If your boiler is over 15 years old it’s probably time to replace it and you’ll get a better rating if you combine it with modern heating controls. If you need to save space, buy a combi boiler, which does not store hot water in a tank but heats water directly from the cold water mains as it is used.
- Fit a hot water tank jacket.
- While double glazing can be fairly expensive, it will reduce noise and lower heating bills.
- When purchasing new appliances look out for the Energy Saving Recommended logo, and choose the most energy efficient in their category.

Are there grants available to help cover installation costs?

Why is the government introducing EPCs?
Domestic energy use accounts for 27% of the UK’s carbon dioxide emissions. The Government is introducing a number of energy saving initiatives, including EPCs, aimed at making all buildings more energy efficient. These measures are being applied across all European Union countries as per the European Directive for the Energy Performance of Buildings.
