The Renters’ Rights Act received Royal Assent on 27 October 2025 and will come into effect on the 1st May 2026. The Renters’ Rights Act 2025 overhauls private renting in England, benefiting both the landlord and renters.
The act removes bidding wars amongst rented homes, allowing landlords to set a clear, fair market price for their property, helping reduce potential disputes between them and renters. If disputes do arise, the new Renters’ Rights Act requires all landlords to join the Ombudsman service, which helps settle disputes between landlords and tenants fairly and more quickly than the courts. This is an independent, free service resolving disputes regarding conduct, property standards, and repairs.
The act also brings in a shift to periodic tenancies, eliminating the need for managing fixed-term renewals, providing more consistency and reducing admin for both the landlord and renters.
